Will the Tenant Referral Award be paid with a check or deducted off my rent?

“The Tenant Referral Award is only paid by check.  It may not be deducted from your rent.   This reward plan is available only for current tenants.  To qualify the referred potential tenant must pass all the required background checks, pay the required security deposit and sign a lease.  Only after that is accomplished will the finder’s fee be paid to the referring tenant.  The check is usually written within 10 days of the new tenant moving in.

How much do the utilities cost?

How much your utility bills may be is a direct result of how much electricity, water or gas you may use.  You can get an estimate of what the utilities average across all tenants from the respective utility company.

Can I get a 3 or 6 month lease instead of having a years lease?

No.

How are the neighbors?

We strive to place responsible tenants in our units who have undergone, and passed, complete background checks just as was required of you before you moved in.  We also usually check with prior landlords regarding tenant behavior.  Tenants who have the police called to their units for domestic disturbances or criminal activities are subject to eviction.  Police reports on tenants are made available to the apartment manager.  If you should see criminal activities on the premises or loud domestic disturbances, you are encouraged to notify the police and the apartment manager.  You name will be kept confidential by the apartment manager.

Can I move out of my property earlier than the end of the lease?

The lease is a legal and binding document for the period of time of the lease, and you are therefore responsible for the rent, responsibilities and any associated utilities for the full period of the lease. However if a tenant needs to exit from the lease, they will require landlord approval and it will be their responsibility to find suitable replacements, who meet our criteria, and then arrange to have a new lease signed. Please note that the outgoing tenant will continue to be responsible for all rent and other bills associated with the property, until the new lease is signed and effective.

Can I have someone move in with me at a later time?

All adult tenants of a unit are required to be named on the lease.  Therefore, if you wish to move another person in with you, they must complete an application form and pass the required background checks, and sign the current lease as an adult co-tenant.   Failure to do this constitutes a breach of the Lease and subjects you to possible eviction.  If an additional tenant is discovered they will be required to move out within 5 days of discovery.  Failure to do so will result in your eviction.  This policy is for the protection and security of the other tenants.

What if I move someone in without going through the application process and when their presence is discovered or when their application process is finally done  they fail?

They must move out immediately and you would be subject to immediate eviction if they did not move as noted above.

Can I do work for you around the yard or clean for you and have it taken off my rent?

No, we do not employ our tenants as it is a conflict of interest.

Can I babysit a family or friend’s pet for the weekend or some other short period of time?

Never!  There is a “no visiting pets allowed” in effect for all properties and units at all times.

Are fish considered pets? What about other pets?

No, but you may not have fish tanks over 25 gallons in the apartments.   All other “miniature animals”, e.g. gerbils, hamsters, birds are allowed only by making arrangements IN ADVANCE with management.  SNAKES are NEVER allowed as pets.  Koenig and Sons Properties has a strict “No Pets Allowed” policy for all their properties for dogs and cats. If pets are discovered to be living in your unit that have not previously been approved by management, a pet deposit and backdated monthly rent to your date of occupancy, as specified in your lease, may be charged to your account until such time as the pet is permanently relocated elsewhere.

Can I make time payments of the Security Deposit?

No.  The Security Deposit and first month’s rent must be paid in full and proof of your having turned on the utilities must be presented before you will be allowed to move in to a property.

Can I paint the walls or apply wall paper in the property?

If the Property Manager approves in advance in writing, the walls can be painted provided it is in a neutral color, and the work is carried out to a good standard.  You will be charged the cost of returning the unit to its “standard” color and repair of any associated damage, e.g. dripped paint on the carpet, cabinets, linoleum.  This cost can range from $500 to $1000 or more.  In some instances you may be required to make this payment before painting.  Wall paper or stickers or appliques may not be applied to the walls of units.  We suggest if you wish to paint to arrange with the Property Manager for our contracted painter to do the work for you.  You will be charged only for the labor and paint costs.

Can I fit locks to my bedroom door?

We do not give landlord approval to fit locks to bedroom doors. Bedroom locks can create access issues for inspections, emergency repairs and safety checks.

If a tenant fits a lock themselves, they will be responsible for the cost of any damage or reinstatement of the door in the case of emergency access. The door should be made good by the tenant at the end of the tenancy and if an internal door is left locked once the property has been vacated, the tenant will be charged for any repair to or replacement of the door.

Can I move to a different Koenig & Sons rental unit?

You may move into a different unit only after you have fulfilled your initial lease term of one year in the unit you originally rented.  Thereafter you may move to another unit.  When you request to move into another unit, another security deposit and the first month’s rent are required for your move.  After any applicable charges are deducted from your original security deposit the balance will be returned to you within 45 days of your move.  If the charges exceed the balance of your initial security deposit, they will be added to your account and must be paid within 30 days.

What is the Payment Incentive Program?

Koenig and Sons Properties appreciates responsible tenants!  Each month a drawing takes place for a $50.00 award to be given to a tenant who has an outstanding record for payment of their rent.  All tenants who have paid their account in full and on time for the previous 4 months are entered into the drawing.  Winners are notified approximately the middle of the month and the award is presented by the property manager.
